We’re three owners in Champlin and we do the cleaning ourselves. Sunfish Lake’s own stormwater plan puts the city in northern Dakota County about five miles south of St. Paul, and we’re up on the Mississippi at the top of Hennepin, so this isn’t a town we’re in every week, but we travel out for the bigger jobs and a city with a two and a half acre minimum lot is made almost entirely of bigger jobs.

You’re in Dakota County, and we’re nowhere near it

We’ll give you the geography straight rather than dress it up, and the first thing to get right about this city is the county. We keep the van in Champlin, at the top of Hennepin County on the Mississippi, and the city’s 2018 stormwater plan puts Sunfish Lake in northern Dakota County about five miles south of St. Paul, with West St. Paul to the north, Mendota Heights to the west, Eagan to the southwest and Inver Grove Heights to the east and south. There’s no shared border between us and no corridor either, and we’re not going to invent one, so the honest version is that the straight line between the two city centers is about 26.6 miles, the road is longer than the straight line always is, and we won’t print a drive time when nobody’s measured one.

What we do instead is travel out for the larger jobs, and this city has made itself into a place where almost every job is a large one, because the minimum lot for new construction is 2.5 acres of buildable land, the 2008 comprehensive plan counted 190 dwelling units on lots running from 0.45 to 12.9 acres, and with the exception of four churches the whole of the 1.7 square miles is zoned single family residential with no commercial development in it at all. So when somebody here picks up the phone it’s a whole house of ductwork and a full floor of carpet rather than a hallway and one set of stairs, and that’s the kind of day that’s worth loading the van for.

Nearly every house here runs on its own well and septic.

There are about 190 of them in the entire city, and between the comprehensive plan, the stormwater plan and the city code we’ve got a fair idea of what we’re walking into before we pull up the drive.

The median is 1985, and the map starts at 1865A flat $329 for a normal single furnace home up to 2,500 sq ft, finished basement included.

The census puts the median build year in Sunfish Lake at about 1985 and the city’s own plan says more than half the homes here have gone up since 1970, but the spread underneath that is wider than most places we go, because the Age of Structures map in the plan brackets the housing from 1865 to 1900 at one end through to 1990 to 2006 at the other. On lots from 0.45 to 12.9 acres that means a nineteenth century house with a retrofitted system and a 1990s estate with long trunk runs and more than one zone sit in the same small city, so it’s worth telling us what you’ve actually got when you call rather than assuming one house here is much like the next.

Almost none of it is on city services and that’s on purpose rather than by accident. The comprehensive plan directs the city to “Prohibit the extension of public utilities and require the use of private well and septic facilities,” and the stormwater plan says water and sewer here are mainly provided by individual wells and septic systems, with the only exceptions being five homes in the northwest corner and some properties along Charlton Road that take sewer and water from Mendota Heights under a joint powers agreement. A house that makes its own water and treats its own waste is a house whose owner already deals with trades directly, which is most of what we do all day.

City ordinance has those septic tanks inspected and the solids removed every three years, with the paperwork filed to Dakota County Environmental Services, so people here are already used to a truck in the driveway on a schedule and a record of it afterward. Ducts don’t have an ordinance behind them and we’re not going to tell you yours have never been opened, because we can’t know that from a website, but we’ll tell you what we find once we’ve got a panel off, and if it doesn’t need doing we’ll say so and leave.

It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

It’s the ground under this city that makes carpet work hard in it, because the stormwater plan describes the topography as moraine with many slopes and wetlands and the soils as the Kingsley-Mahtomedi series, well drained and excessively drained, formed in loamy and sandy glacial till and sandy outwash. On top of that the city employs its own Forester and runs a Comprehensive Tree Preservation program, so what comes in through the door here is fine sand off a slope plus the leaf litter, pollen and seed of a canopy the city pays somebody to protect.

Then there’s how you get to the house, because the plan says the local network is a mix of public roads and private drives giving direct lot access, public street access only became the standard for new homes in 1995, and as recently as its 2018 stormwater plan the city was still planning to upgrade Charlton Road from gravel to bituminous. The three lakes are all inside private property with no public access anywhere in the city limits, so the water that gets walked back into a lower level here comes off your own frontage rather than a public beach.

It’s hot water extraction off a truck mount, so the machine stays out in the van and only the hose comes down the drive, and it pulls far more water back out of the carpet than a portable does, which is why a morning clean is dry by the evening in normal conditions. Then the flat $329 isn’t your price and we’re not going to pretend it is. Over 2,500 square feet, or a second furnace, means more openings and a second system, so call us and we’ll work it out on the phone. It comes up more here than in most places we go, because the minimum lot for new construction is two and a half buildable acres and the houses on those lots were built to match them.

How do I know I even need this doing?

Sometimes you don’t, and we turn down work that doesn’t need doing, which sounds like a line until it happens to you. If your ducts were done three years ago and they look it, we’ll tell you to spend the money on something else, and that still holds when we’ve driven the length of the metro to look at them.

What about the couch, and the tile in the entry? Our tile work is commercial only.

Upholstery depends on the fabric, so it’s a phone call rather than a number on a page. Tile and grout: Commercial only. In this city that settles it, because the city code says outright that it has no zoning district for business activity, for retail sales, or for any commercial enterprise, so there’s nothing here we could take a tile booking on and we’d rather say that than take one we’re not set up for.
