We’re three owners in Champlin and we do the cleaning ourselves. Orono sits out on Lake Minnetonka at the west end of Hennepin County and we’re up on the Mississippi at the north end of it, so we’re not going to pretend we’re down the road, but you’re inside the area we cover and these are the houses we’d rather spend a day in, because the city’s own plan says much of the housing here was built as “custom” housing rather than tract housing and no two of them are the same job.

Orono’s own plan tracks Independence, Long Lake, Medina, Minnetonka Beach, Minnetrista, Mound, Plymouth, Spring Park, Tonka Bay and Wayzata as its surrounding communities, and its sewer chapter says “Orono residents are served by connection to Plymouth, Long Lake and Wayzata” while Orono in turn serves residents from Wayzata, Spring Park and Medina. Champlin isn’t on that list and it isn’t close to being on it, so an Orono job is a day we set aside rather than a stop between two houses on the same street, and we set it aside because a house out here is usually worth the whole visit.

It’s four old settlements stitched into one city, and the plan’s own words for what got incorporated in 1955 are “all the remaining parts of the township including the settlements of Navarre, Crystal Bay, Orono and Bederwood (Stubbs Bay),” so we’d rather tell you which of them we think you’re in and let you correct us than assume there’s a standard Orono house.

A fifth of this city was built before 1940A flat $329 for a normal single furnace home up to 2,500 sq ft, finished basement included.Orono prints a decade table out of Hennepin County records in its own comprehensive plan, and its percentages put 20 percent of the housing here before 1940 and 46 percent of it before 1970. The plan doesn’t soften that either, because it writes that “Approximately 56% of the housing stock is more than 50 years old, which raises concern about its continued functionality if maintenance is deferred,” and then it turns straight around and adds that “The numbers in Table 3C-4 do not necessarily reflect the extensive remodeling and upgrading that many Orono residences, especially lakeshore homes, have undergone in the last three decades.” Both of those are true inside the same house, and it’s why we ask more questions about an Orono booking than we do about most, since an old shell with a new inside has ductwork from whichever era did the work.
The census counts it a different way and lands on the same shape, with 1,652 of Orono’s 3,416 units built before 1980, the 1970s the largest single decade in that table at 558, and the median owner occupied house sitting at 1983. The two tables don’t agree on which decade is biggest, because the city’s makes it the pre-1940 group, so we’re not going to tell you Orono is a 1970s town or a pre-war one. What’s true on either table is that there’s a big old group, a 1970s peak and a real amount of brand new, with 547 units up since 2010.
The bigger thing about this city is that it’s two cities on one map. The water plan says “More than 50 percent of the households in Orono receive their potable water from private individual wells,” the sewer chapter counted 1,029 on-site septic systems in 2018 with 1,024 of them residential, and the census counts 3,052 households in the whole place, so a well and septic property on acreage isn’t the exception out here. That goes back to 1975, when Orono rezoned to a two acre minimum lot, five acres in the northwest, across 80 percent of its land area, which the plan calls “perhaps the single most important event that has shaped Orono’s development in the last half-century” and which capped what Orono could ever grow into at around 10,000 people instead of the 30,000 to 40,000 it had been headed for. Municipal sewer only reached Navarre in 1963 and the original Southwest Orono system took eighteen projects between 1964 and 2007 to build out, so the sewered part of Orono works outward from there and the rest of it stayed rural.
About 24 percent of the owners here moved into their house in 1999 or earlier and roughly 43 percent of them were in before 2010, while 34.4 percent of Orono households have somebody sixty five or over living in them, so these are houses that get lived in all day by people who’ve been in them a long time. We can’t tell you from a website that your ducts have never been opened and we’re not going to, but we’ll tell you what we find when we open them, and if it doesn’t need doing we’ll say so and leave.
It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

Of the ones somebody lives in it’s 90.9 percent owner occupied on the census bureau’s 2024 estimates, which means the person reading this is nearly always the one who decides and the one who pays.
33.5 percent of Orono households have somebody under eighteen in them and nearly a third of the workers here work from home, so there’s traffic on these floors at hours a lot of houses never see, and since the plan says “Much of the housing in Orono has been constructed as ’custom’ housing rather than tract housing,” no two of these floor plans put the wear in the same place and we’d rather walk it with you than count rooms off a listing.
It’s truck mounted hot water extraction, so the machine stays out in the van and far more water comes back out of the carpet than any portable unit pulls, and if we clean in the morning it’s dry by the evening in normal conditions.

Three thousand houses, and almost no shared walls$129 on its own, or $69 while we’re already there for the ducts.3,063 of Orono’s 3,416 units are detached houses and only 98 of them are attached, so the shared wall dryer run barely exists in this city and what we’re looking at instead is whatever your own house does between the laundry and the outside wall. On a four or five bedroom house that can be a long run with turns in it, so tell us on the phone where it comes out and roughly how far it goes, because that’s what decides how long we’re there rather than what it costs.
There’s one limit and we’d rather have it printed here than have you find out on the day, because on a house this size the vent isn’t always somewhere we can get at from the ground. Ground level only. We do not do roof vents or anything twenty feet up.
What a vent clean involvesOrono’s permit records average 20 residential demolitions a year and the late years run ahead of the early ones, 10 in 2010 and 13 in 2012 against 27 in 2015 and 33 in 2017, and the plan expects more of the same, because “With land values continuously increasing and a substantial supply of older lakeshore homes still remaining in Orono, this trend is expected to continue.” The sewer chapter puts it in one line, that “The city does experience a high amount of home rebuilds, especially along the lake shore.” If yours is one of the houses that went up where an older one came down, every duct in it was open while the build happened around it, so give us a call before you get the furniture in rather than after.
The other half of the lake edge is the houses that stayed, and the plan describes “areas where historically small cottages were built on small lots close to the lakeshore. These cottages in many cases have been updated, remodeled or expanded into year-round homes.” That house, the one that got turned into a year-round home and then got added onto twice, is the most interesting ductwork we see all year and it’s the one we most want a look inside. The plan says the churn hit the big places as well, that subdividing the old lakeshore estates “has typically left a stately mansion surrounded by modern high-end homes rather than formal grounds,” so two houses on the same road out here can be sixty years apart.
298 Orono units are counted vacant for seasonal, recreational or occasional use, which is a real part of this city rather than a rounding error, and those places get opened up in spring and shut again in the fall. If yours is one of them, the week before you open it is the right week to have us in, and we’d sooner have that booked ahead than get the call on the day you arrive.

Do you actually come out to Orono?
Yes, Orono’s one of the cities we cover and it has been, but we’ll be straight with you about what that means, because we’re in Champlin on the Mississippi at the north end of Hennepin County and you’re on Lake Minnetonka at the west end of it, and we’re not named anywhere in Orono’s own list of its surrounding communities. We’re not printing a drive time on a website when nobody has measured one and we’re not making you a promise about Highway 12 on a February afternoon. It’s a trip we plan around your job, so if you were going to do the ducts and the carpet anyway, book them on the same visit and you get more out of us being there.
Who is actually going to be in my house?
You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.
Is the price going to change when you get here?
No, what you counted is the most you pay for that work. If we open something up and find a job that’s genuinely different from the one you booked, you hear the number before we start rather than after we finish, and small carpet jobs come up to the $129 minimum for a visit, which is on this page rather than buried in a confirmation email.
