Champlin’s own plan puts the city “in the northern section of Hennepin County” and says it “is bordered to the north by Anoka, to the west by Dayton, to the south by Maple Grove and Brooklyn Park and to the east by Coon Rapids.” The parks chapter says the same thing in physical terms, that Champlin is “bordered by the Mississippi River and the City of Anoka to the north, the Elm Creek Park Reserve and the City of Dayton to the west,” so two of our four edges aren’t another suburb at all, and Highway 169 “provides the only crossing of the Mississippi River north of Interstate 694.”

We can usually guess the year before we knock.

Half of Champlin went up inside the same twenty years and the city wrote down in its own plan why that happened, so most of the time we’re reading the year off the street before anybody answers the door.

It’s all in the city’s own plan. Municipal sanitary sewer was built in the Village of Champlin in 1964, and the plan says the expansion through “the 1960’s, the 1970’s, and the early 1980’s was largely confined to the original Champlin Village area and the adjacent township areas along the Mississippi River,” so everywhere else in town sat on private well and septic. Then the CAB Interceptor went through in 1985 and, in the plan’s words, “made sanitary sewer service readily available to approximately 2,500 existing homes,” after which growth ran “at a rate of over 800 persons per year” through the 1980s and the first half of the 1990s.

The housing tables follow that pipe. The census counts 8,892 homes in Champlin and puts 2,565 of them in the 1980s and 1,883 in the 1990s, so half the city, 4,448 houses, went up inside those twenty years, and 76.9 percent of everything standing here was built before 2000. Median year built is 1988, and it’s 1988 again for owner occupied homes on their own, which makes the typical Champlin house about 38 years old.

The older end of town is a different job and we treat it like one. The subdivisions in central Champlin between 111th and 119th Avenues, from a quarter mile west of Winnetka Avenue out to West River Road, were built in the township in the late 1950s and the 1960s and stayed on well and septic until the CAB line reached them, and the houses along the river are older again. With only 19 individual sewage treatment systems left in the whole city now, what’s here today is a fully sewered suburb that happened to get built in two goes.

People here don’t move much either, and of the 7,578 owner occupied homes in Champlin, 2,410 have had the same household in them since 1999 or earlier, which is 31.8 percent of every homeowner in the city, and 47.8 percent have been in place since 2009 or earlier. Nobody can tell you from a website whether anyone’s ever had a brush down your trunk line, and we’re not going to try, but we’ll show you what’s in there once we’ve got the covers off, and if it doesn’t need doing we’ll tell you that standing in your basement rather than sell you the job.

There’s somebody in a lot of these houses all day, because 28.7 percent of Champlin households have somebody sixty five or over living in them and 17.9 percent of the city’s workers work from home, and 85.6 percent of the occupied homes here run on gas heat. It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

87.4 percent of the housing here is single family, 6,730 detached houses and 1,039 attached ones, and 88.1 percent of the occupied homes are owner occupied on the 2024 census figures, which is high even for this corridor, so nearly every call we take in Champlin comes from somebody who owns the carpet they’re ringing about.

Champlin runs 30 public parks across 295 acres with 25 miles of off road trail, and Elm Creek Park Reserve puts another 850 of its 4,900 acres inside the city limits along our western edge, and 32.4 percent of households here have somebody under eighteen in them, so most of what we’re called out for started as a walk: the strip worn down the middle of a hallway, the top of the stairs where everybody turns, and the park itself, walked back in on boots and paws.

The machine never comes in the house, because it’s truck mounted hot water extraction and it stays out in the van, which is how far more water comes back out of the carpet than any portable unit pulls, and in normal conditions a morning clean is dry by the evening.

Champlin went from 669 townhomes to 1,186$129 on its own or alongside a carpet clean, or $69 when your ducts are done on the same visit.

The city counted 669 townhomes here in 2000 and 1,186 by 2016, so attached housing was the part still growing while the rest of Champlin was finishing off, and the 2024 census counts it a bit differently again at 1,039 single family attached units, plus another 728 homes in buildings of fifty units or more. A dryer run in an attached home has to go further, take more corners and share a wall on the way, and every one of those turns is somewhere lint’s going to stop.

The original Village was platted in 1856 and the town grew up around the ferry crossing just upstream of where Elm Creek and the Rum River meet the Mississippi, and single family homes went up along the river from the 1860s through to the early 1940s, so the oldest houses in Champlin are the ones nearest the water and they’ve got nothing in common with the 1980s subdivisions behind them. Outside that plat the land was, in the plan’s words, “almost exclusively agricultural” until the 1950s, when subdivisions started leapfrogging into open ground in what the city calls a checcurboard.

At the other end we’re still building, because the plan calls Champlin “nearly 95 percent developed” rather than finished and expects full development in 2040, with 80 acres of vacant land left in the Northwest Area and about 150 acres of single family zoned ground along French Lake Road west of Highway 169, and it projects roughly 700 more homes over the twenty years to 2040. A brand new house out that way has had a whole build going on around open ductwork, drywall dust and all, for months before anybody handed you the keys, so the call to make is the one before you unpack rather than the one after the first furnace season.

Do you actually come out to Champlin?

This is the city we’re based in, so the van sits here overnight and comes to you from inside the same town. We’re not quoting a drive time on a website because nobody’s measured one, and the city’s own plan puts Champlin at about nine square miles, so which end you’re on makes some difference, but there’s no municipal line between your driveway and ours.

Who is actually going to be in my house?

You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.

Is the price going to change when you get here?

Not for anything you counted, because what you counted is the most you pay for that work. On ducts you don’t count anything at all, so the flat $329 covers up to 25 vents and returns, and any past that are $15 each, counted by us and shown to you before we start. If we open something up and find a job that’s genuinely different from the one you booked, you hear that number before we start as well rather than after we finish, and small carpet jobs come up to the $129 minimum for a visit, which is on this page rather than buried in a confirmation email.

My house is bigger than that, or it has two furnaces.

Then the flat $329 isn’t your price and we’re not going to pretend it is. Over 2,500 square feet, or a second furnace, means more openings and a second system, so call us and we’ll work it out on the phone. It’s a normal enough call here, because the census puts 1,883 Champlin homes in the 1990s and another 2,053 built from 2000 on, so a good share of the town went up after the 1980s wave did.

Our place is one of the older ones near the river.

Then it’s a different job from the 1980s houses and we’d rather look at it than quote it blind. Homes went up along the river from the 1860s through to the early 1940s, and the Village had city sewer from 1964 while the rest of the township was still on septic, so what’s behind the walls down there varies a lot more than it does in a subdivision, and the honest answer is to call us and tell us what you’ve got.

How do I know I even need this doing?

Sometimes you don’t, and we turn down work that doesn’t need doing, which sounds like a line until it happens to you. If your ducts were done three years ago and they look it, we’ll tell you to spend the money on something else, and we’ll still be the people you call when they do need it.

What about the couch, and the tile in the entry? Our tile work is commercial only.
