You won’t find Minnetrista on the service area we’ve given Google and we’re not going to dress that up on your own city’s page, so what happens instead is that we drive out when the job is big enough to be worth the day, and out your end of the county that usually means a whole house, because much of Minnetrista sits on its own well and septic and the census doesn’t record a single apartment or duplex anywhere in it.

We’re not from out here, and we’d rather say so

We keep the van in Champlin, up on the Mississippi at the top of Hennepin County, and you’re out at the western edge of the same county at the far end of Lake Minnetonka, which works out at about 23.3 miles apart in a straight line, and the road between the two is longer again. The Metropolitan Council lists the communities Minnetrista is surrounded by, Independence, Mound, Orono, Shorewood, Victoria, and Watertown and Laketown Townships, with the whole City of St. Bonifacius sitting inside your boundaries, and Champlin isn’t on that list and doesn’t touch anything that is. Nobody has ever timed that drive, so there’s no figure in minutes on this page and there isn’t going to be one.

So a job out here has to stand on its own rather than slot in beside another one, and the city’s own plan is the reason for that, because the largest guided land use in Minnetrista by area is Rural at one home per ten acres and the western 3,908 acres are guided Permanent Agriculture at one per forty, which is what the zoning allows rather than what any one house sits on, but it still tells you how far apart the addresses out here sit. There’s a $129 minimum on any visit and Minnetrista doesn’t get a different one, so if what you want is one room and nothing else, you’ll hear that from us on the phone rather than after somebody’s parked in your driveway.

It’s worth telling us which end of the city you’re on when you call, because Minnetrista is 25.8 square miles of land and Thrive MSP 2040 designates it three ways at the same time, Agricultural in the west, Diversified Rural through the middle and Emerging Suburban Edge only in the east near Lake Minnetonka and around St. Bonifacius, so the far end of your city is a longer run than the near end of it.

One city with three kinds of house in it.

In most towns we’ve been in enough houses to have a fair idea before we knock, but here that starts with which end of the city you’re on, because the plan guides farms in the west, one home per ten acres through the middle and new subdivisions in the east, and those are three different jobs.

Air duct cleaning in Minnetrista

Nearly half of it newer than 2000, a third of it older than 1980A flat $329 for a normal single furnace home up to 2,500 sq ft, finished basement included.

Public sewer only reached Minnetrista in the early 1970s and thirteen of the city’s nineteen lift stations date to 1973, so if you’re on the city system here you’re in a 1973 or later forced air house with sheet metal trunk and branch inside it, which is the kind of system a rotary brush was built for. But a lot of the city never got that, because the 2040 plan says much of Minnetrista is served by individual sewage treatment systems, especially the northern and western regions, and puts 656 of them in operation inside the city limits, while the municipal water system only reaches about 1,830 acres of the 16,525 acres of land the city’s got.

Ask us what a Minnetrista house is like and the straight answer is that there are two of them, because 1,485 of the 3,255 units here went up in 2000 or later while 1,025 of them were already standing before 1980, and the biggest single decade, the 2000s at 566 homes, is only about a hundred ahead of the 2010s at 460 and the 459 that have gone up since 2020. The median owner occupied house here dates to 1999, which makes the usual one about twenty seven years old, and that’s long enough for the original ductwork to have taken on a couple of decades of dust, pet hair and whatever the last remodel left in it.

Of the 2,882 households who own their house here, 303 moved in during 1989 or earlier and another 254 through the 1990s, so about one in five has been in the same place since 1999 or before and a move is usually the thing that makes somebody think about the ducts, while at the other end 820 of them moved in between 2020 and 2022. Nothing on a website can tell you which of those your own ductwork belongs to and we’re not going to guess at it, so you’ll get it from us on the day with the trunk line open in front of you, and we pass on a lot of jobs because we don’t want people spending money they don’t have to.

It’s the same three things every time, powerful vacuum, compressed air and rotary brush, and all three go in whether the house went up in 1973 or last year. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

Sixty percent of this city is field or open ground$35 a room up to 200 sq ft, and $45 a set of stairs.

The plan’s own land use table puts 11,957 acres of Minnetrista, 60.4 percent of it, in agricultural and undeveloped land, with 3,276 acres of open water and 1,390 acres of park against 2,852 acres of residential, and 218 of those residential acres are working farmsteads. Gravel drives, field edges, dogs and boots all come with that, and what’s on the ground outside gets walked in through the door and settles down into the pile where a household vacuum can’t reach it.

2,882 of the 2,947 occupied homes here are owner occupied against 65 rented, which is 97.8 percent and one of the highest anywhere on our list, so the person reading this is the person who owns the carpet, decides about it and pays for it, and there’s no landlord or property manager to route a booking through.

It’s truck mounted hot water extraction, so the machine stays out in the van and far more water comes back out of the carpet than any portable unit pulls, and because roughly nine tenths of the land in this city sits outside the municipal water system, we turn up with our own water and our own heat rather than drawing yours.

Sixty three attached homes, and 3,192 detached ones$129 on its own, or $69 while we’re already there for the ducts.

The census counts 3,192 detached houses and 63 attached ones in Minnetrista and nothing else at all, no duplexes, no apartment buildings and no mobile homes, which the Met Council’s review says the same way when it puts about 99 percent of the housing stock here as single family. So a dryer vent in this city is one house’s vent with nobody else’s laundry running through it, and how long the run is comes down to where the laundry ended up when the house was drawn, which is the one thing that’s worth telling us on the phone, because lint sits down at every bend and a duct with a few of them takes longer than a straight shot through a wall.

The one exception is Woodland Cove, adjacent to Kings Point Road near where it meets Highway 7, which was approved in 2011 for 1,071 units and is still building out, and the apartments the plan sets aside inside it are the only ones anywhere in the city. If yours is one of the new houses in there, everything behind the walls had an entire build going on around it before you were handed the keys, so it’s worth a phone call in the first year rather than the tenth.

222 housing units in Minnetrista, 6.8 percent of the stock, were standing in 1939 or before, and the clearest of them is Crane Island out in Lake Minnetonka, which the city’s own plan lists among its historic sites as a unique community of historic summer cottages and which went on the National Register in 1991 for buildings put up between 1907 and 1940. A cottage that got turned into a year round house has heat that was fitted long after somebody framed the building, so the ductwork in one runs where it could rather than where a furnace man would’ve drawn it.

The old farmhouses out in the west of the city are the same story with a different roof on it, so if yours is one of those, start the phone call there and walk us through which parts of the house are original and which got put on afterwards, because that’s the call where the flat $329 might not be your number and we’d both rather find that out before anyone drives anywhere.

Do you actually come out to Minnetrista?

We do, for the right size of job, and here’s the honest version of it. Minnetrista isn’t one of the cities we’ve declared to Google as a service area, we’re a Champlin company at the other end of the county, and the Met Council’s own list of the communities that surround you doesn’t have us anywhere on it, so this is a drive we set a morning aside for rather than something we slot in between two other jobs. The one distance on this page is a straight line drawn between the two city centers, because nobody has put a clock on the road out to you and we’re not going to invent one. Tell us on the phone what you want done and we’ll give you a straight yes or no on whether it’s worth doing, because we’d rather lose the job than sell you extra work to make the mileage add up.

Who is actually going to be in my house?

You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.

Is the price going to change when you get here?

My house is bigger than that, or it has two furnaces.

Then the flat $329 isn’t your price and we’re not going to pretend it is. Over 2,500 square feet, or a second furnace, means more openings and a second system, so call us and we’ll work it out on the phone. It’s a normal enough call in Minnetrista, because the city guides its largest land use by area as Rural at one home per ten acres and the western end at one per forty, and what gets built on that kind of guidance isn’t a subdivision house.

We’re on our own well out here. Are you using my water?

No, the van carries its own water and heats it on board, so your well stays out of it and so does the softener, and the only line into the house is the hose we run in from the truck. It comes up a lot in this city, because the municipal water system reaches about 1,830 acres of the 16,525 acres of land here on 1,650 service connections, so most of the city’s land area sits outside it on its own well. All we need is a place to put the van and a door we can run that hose through, and that’s the same whether you’re on the north municipal system off Game Farm Road, the south one off Kings Point Road, or your own well in the parts of the city neither of them reaches.

How do I know I even need this doing?

Sometimes you don’t, and we turn down work that doesn’t need doing, which sounds like a line until it happens to you. It happens more on a job like this one than you’d think, because we’re driving a long way to get to you and it would be easy money to say yes, so if your ducts were done three years ago and they look it we’ll tell you to spend it on something else and we’ll still be the people you call when they do need doing.
