It's $35 a room up to 200 square feet and $45 for a set of stairs up to 13 steps, with a landing part way up still counting as one set, plus $29 for any room with heavy traffic or heavy staining because that one needs pre-treatment and more than one pass. There's a $129 minimum for a visit, because it costs us the same to load the van whether it's one room or five, so three rooms and a set of stairs comes to $150 and one room on its own comes up to the minimum. That minimum is on the visit rather than on the carpet, so it's the least a trip out costs whatever you're having done, and if you're having the ducts or the dryer vent at the same time then 10% comes off the carpet as well.

A flat $329 for a normal home with one furnace, up to 2,500 square feet, and up to 25 vents and returns, and that includes a finished basement, the supply vents, the cold air returns, the trunk lines and the access points we cut to reach them. That's almost every home we price online, and if yours has more openings than that the extra ones are $15 each, counted by us and shown to you before anything comes off the van. If your house is bigger than that or it has a second furnace then it isn't your price and we won't pretend it is, so call us and we'll work it out on the phone.

$129, or $69 if we're doing your air ducts on the same visit, because at that point the driving and the setting up are already paid for by the duct job. Carpet doesn't change the vent price, so a vent booked with a carpet clean is still $129 — but it does count as a second service, so 10% comes off the whole visit including the vent. With ducts it's the other way round: the $69 is already your saving on the vent, so the 10% comes off the rest of the visit rather than off the vent again, and ducts and a vent together come to $365 instead of the $458 they'd cost as two separate trips.

Yes. Book two or more services in the same visit and 10% comes off, and the calculators will show you the number and which lines it came off rather than making you work it out. It's the same reason the dryer vent is cheaper alongside an air duct clean: the driving, the parking and the setting up happen once instead of twice, so a single visit costs us less than two and you get that back. The $129 minimum for a visit still sits underneath all of that, so a small booking that's had the 10% taken off it can still come up to $129, and you'll see both of those lines on the calculator rather than one of them quietly happening and the other not. The one thing the 10% doesn't come off is a dryer vent booked with your ducts, because that pairing has already dropped it from $129 to $69 and we're not going to credit you for the same saving twice. A vent booked with anything else is still $129, nothing has come off it yet, so the 10% comes off that like everything else.

Not for anything you counted, because the rooms, the stairs and anything you marked as heavy traffic or heavy staining are all in the price, and nothing changes once we are working. On ducts you don't count anything at all, and the flat price covers up to 25 vents and returns, so if your house turns out to have more than that the extra ones are $15 each and you see the count before we start. The one thing we cannot price from a room count is pet damage that has soaked into the pad, because that depends on what the carpet is actually like, and we quote that before we start rather than putting it on the invoice afterwards.

The same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. The vacuum puts the whole system under negative pressure so nothing we knock loose ends up in your rooms, the compressed air gets into the branches, and the rotary brush is what actually takes the build up off the walls of the duct. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

Less than people expect, because the system is under vacuum the whole time we're working in it, so the dust has somewhere to go and it isn't your living room. We're in and out of the furnace room and wherever the vents are, and we put things back.

If we clean in the morning it's normally dry by the evening. That's down to it being truck mounted hot water extraction rather than a portable machine, so the pump and the vacuum are out in the van running off their own engine and far more water comes back out of the carpet than a machine you wheel through the door can pull.

It shouldn't, and that's the same answer as the drying one. Hot water extraction rinses the pre-spray back out rather than leaving it in the fibre, and a carpet that feels crunchy or gets dirty again quickly is usually one that had detergent left behind in it.

Pet treatment is from $25 a room, and it's a from price rather than a fixed one because how heavy the staining is and how deep it's gone both change the work. We set the final number once we've seen it and always before we start. If it's soaked through into the pad that's a different conversation and it isn't something we'll price you for over the internet, because you know what your carpet looks like and we don't.

Sometimes you don't. We turn down work that doesn't need doing, which sounds like a line until it happens to you, and if your ducts were done three years ago and they look it we'll tell you to spend the money on something else. We'd rather be the people you call in another two years than the people who took $329 off you for nothing.

The usual one is clothes that aren't dry at the end of a full cycle, or needing two cycles where you used to need one. After that it's the dryer being hot to the touch, a burning smell when it runs, and the flap on the outside of the house barely moving when it should be pushing air out.

The mechanism is real and it's simple: lint blocks the duct, the hot air can't get out, and the dryer runs hotter than it's built to. We're not going to quote you a statistic we can't stand behind, but that's why the vent matters and it's why it's worth doing at the same time as the ducts.

Ground level only. We do not do roof vents or anything twenty feet up. It's a straight limit rather than a negotiation, and we'd rather tell you here than turn up and tell you in your driveway.

People here often call the whole thing furnace cleaning, and what we clean is the ductwork. We're not an HVAC company, we don't service or repair furnaces, and if what you actually need is somebody to look at the unit itself then we'll tell you that rather than take the booking.

Depends on the fabric, so give us a call rather than a price online. It changes too much between a leather sofa and a twenty year old fabric sectional for a number on a page to mean anything.
