Otsego’s own plan says “the north and east boundaries of the City of Otsego are defined by the Mississippi River” and that the Crow “defines a shorter portion of the City’s southeast boundary from TH 101 to the Mississippi River,” so what sits between your driveway and ours is Dayton and then the water rather than a painted line. There’s already a working connection across it, because Otsego sells 40,000 gallons a day of capacity from its east treatment plant to Dayton for Dayton’s historic downtown, and we’re on the same northwest corridor either way.

Your house is probably newer than the city it sits in.

Otsego didn’t incorporate as a city until 1990 and most of what’s standing in it went up after that, so it’s a different job than an old suburb and we’d rather tell you what we actually expect to find than run somebody else’s argument at you.

Air duct cleaning in Otsego

1998 is the line, and your house is on one side of itA flat $329 for a normal single furnace home up to 2,500 sq ft, finished basement included.

There was no municipal sewer or water anywhere in Otsego until 1998, and the city’s own plan says single family homes dominate here “based on utilities not being available until 1998” and that the supply includes “single family dwellings on minimum one acre lots that had developed prior to municipal utilities being made available 1998.” That one date splits the city into two kinds of house, the acre lots on private well and septic that were here first and everything on a sewered street that came after, and we don’t walk into them expecting the same thing.

So we’re not going to run the forty year old ductwork line at you, because it isn’t true here and you’d know it. The census puts the median Otsego home at 2008, which makes the typical one about eighteen years old, and 5,913 of the city’s 7,757 housing units went up in 2000 or later against 1,164 that predate 1980, so what we’re opening most days is an eighteen year old system rather than a forty year old one.

What we see more of than age is people staying put, because 6,967 of the 7,518 occupied homes here are owner occupied, which is 92.7 percent, and 5,106 of those owners have been in the same house since 2019 or earlier with 3,219 of them buying between 2010 and 2019. That’s seven to sixteen years in one house without a move, and a move is the usual reason anybody picks up the phone about ductwork at all, so plenty of the calls we get out here are the first that house has ever made about its ducts. Whether yours needs doing isn’t something anybody can work out from a page, so we’ll open them, tell you straight what’s in there, and if the answer is that it can wait a couple more years we’ll say that instead of selling you a clean.

Development started in the northeast close to Elk River and worked out along the TH 101 corridor once the sewer went in, then west toward I-94 after the second treatment plant opened in 2002, so it’s the river end that has the older ductwork in it and the newest is out by the interstate. 84.7 percent of occupied homes here heat with utility gas, and the city says its sewered neighborhoods are “relatively new and in very good condition, with the oldest homes just more than 20 years old” while “older areas of Otsego likely have more mature housing stock that requires additional maintenance,” which is the city’s own way of saying there are two houses here, and they’re the same two we keep pulling up to.

It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

43.8 percent of Otsego households have a child under 18 in them, 3,293 of 7,518, and with 92.7 percent of the occupied homes owner occupied the person reading this is nearly always the person who decides and it’s their own family that put the wear there. The carpet in a house somebody bought in 2014 has had a decade of the same feet on it, so what we’re looking at most days is a lane worn down a hallway and a landing at the top of a stair run.

Otsego sits at the confluence of the Mississippi and the Crow with fourteen lakes inside the city limits that the plan describes as having “characteristics more similar to large wetland complexes,” and a good share of the older housing is on one acre lots, so there’s a lot of ground between your door and the road and it comes back in on feet and paws. Pet treatment is $25 a room on top of the room price when you want it, and the city’s own plan has more than 60 percent of Otsego residents traveling over thirty minutes to work in 2020, which is a long stretch of day with nobody home but the dog and the carpet, so you’ll hear that number from us before we start rather than off the invoice.

The machine stays out in the van, because it’s truck mounted hot water extraction and far more water comes back out of the carpet that way than any portable unit pulls, so if we clean in the morning it’s dry by the evening in normal conditions.

Prairie Creek and The Pointe are 28 years into it$129 on its own, or $69 while we’re already there for the ducts.

Townhomes started in Otsego in 1998 with Prairie Creek and The Pointe, they stalled through the recession and came back with Parrish Meadows and the plats after it, and the city counted 923 twin homes and townhomes in 2022 out of 7,537 units. A shared wall dryer run is long and it turns before it ever reaches an outside wall, and the oldest of them here have been drying laundry for about twenty eight years now, so there’s a great deal more run to load up than a detached house ever gives you.

There’s one limit and we’d rather print it here than have you find it out on the day. Ground level only. We do not do roof vents or anything twenty feet up.

And the end of town that keeps movingOtsego isn’t finished, and it isn’t close

The city forecasts households going from 6,743 in 2020 to 10,800 by 2030 and 14,800 by 2040, it actually built 273 dwelling units a year over the ten year period before the plan against a planning assumption of 400, and 976 of the units standing in Otsego today went up in 2020 or later. That’s more than one house in eight at five years old or newer, and if yours is one of them the drywall dust and the sawdust went into the returns while the house was still open to the weather, which is a call worth making in your first year in it rather than your tenth.

At the other end of the city there’s a formally mapped Long Range Urban Service Area, “that portion of Otsego where one plus acre unsewered single family residential development has occurred, primarily before 1998,” and the plan says sewer and water out there aren’t to be programmed until pollution mandates it or the owners petition for it, so those houses will still be on their own well and septic in twenty years. They’re a different job than a subdivision house and the mechanical room is built around different equipment, so tell us which one you’re in when you call and we’ll know what we’re bringing.

Do you actually come out to Otsego?

Yes, and Otsego is one of the cities on our Google service area list rather than somewhere we’d stretch to. We’re not going to pretend we’re next door though, because we aren’t: your north and east boundaries are the Mississippi, Dayton sits between you and Champlin, and we’re not quoting a drive time on a website because nobody has measured one. Otsego covers about thirty square miles as well, so the honest answer depends on whether you’re down at the river end or out by I-94.

Who is actually going to be in my house?

You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.

Is the price going to change when you get here?

No, what you counted is the most you pay for that work. If we open something up and find a job that’s genuinely different from the one you booked, you hear the number before we start rather than after we finish, and small carpet jobs come up to the $129 minimum for a visit, which is on this page rather than buried in a confirmation email.

Then the flat $329 isn’t your price and we’re not going to pretend it is. Over 2,500 square feet, or a second furnace, means more openings and a second system, so call us and we’ll work it out on the phone. It goes the other way too, because if you’re in Riverbend or another manufactured home the runs and the routing are different enough that the flat price isn’t your number either.

We’re out on an acre past the sewer line. Does that change anything?

Not for anything we do on your side of the front door, so the prices on this page don’t move for it and they’re the same out in the mapped acre lots as they are on a sewered street off TH 101. That’s the part of Otsego the city itself describes as having the more mature housing stock, which usually means the ductwork has been in longer than a subdivision house’s has, and the well and the septic system are yours to worry about rather than ours.

How do I know I even need this doing?

Sometimes you don’t, and we turn down work that doesn’t need doing, which sounds like a line until it happens to you. Plenty of houses here are young enough that the answer is no, and if yours was done three years ago and it looks it we’ll tell you to go spend the money on something else, and we’ll still be the people you call when it does need doing.

What about the couch, and the tile in the entry? Our tile work is commercial only.
