Corcoran’s own 2040 plan names Maple Grove, Medina, Greenfield, Hanover and Rogers on its borders, and Maple Grove borders Champlin as well, so that’s the only city sitting between your driveway and ours and we’re not coming across the metro to get to you.

Corcoran’s 2040 plan puts the city “on the northwestern edge of Hennepin County” at “just under 36 square miles of land” and says “Communities bordering Corcoran include the cities of Maple Grove, Medina, Greenfield, Hanover, and Rogers.” Champlin isn’t on that list and we’re not going to pretend it is, because Maple Grove sits between your city and ours and borders both of us. The same plan says Corcoran’s municipal water “is currently supplied by connection to the Maple Grove water supply system”, so where your city has piped water at all it’s already coming through the one town that separates us.

One end of Corcoran has fifty year old ductwork in it and the other end was framed the year before last, so here’s what we’re expecting to find before we’ve knocked.

The 1970s is still the biggest decade hereA flat $329 for a normal single furnace home up to 2,500 sq ft, finished basement included.Corcoran had no municipal sewer at all until recently and that’s the city’s own record rather than our opinion of the place, because the wastewater table in the 2040 plan puts the sewered population at zero at the 2010 census, downtown was connected in 2017, and the first housing development in the city to get municipal water and sewer only broke ground in 2014 out at Ravinia. The plan calls large lot rural homes the predominant form of housing here, counted roughly 1,900 residences on their own septic systems when it was written in 2019 and said most of Corcoran was meeting its water demand from private wells, and 421 occupied homes here still heat on bottled or LP gas with another 64 on fuel oil, which puts 37.9 percent of Corcoran off piped utility gas altogether.
The census counts 2,842 housing units in Corcoran and 792 of them, 27.9 percent, went up in the 1970s, which is the single biggest decade this city has ever had. The city’s own 2040 plan, working from older numbers, says “A majority of homes (50 percent) in Corcoran were constructed in the 1970s and 1980s.” Median year built across the whole stock is 1991, and 1992 for the owner occupied ones, so plenty of what we open out here is trunk and branch sheet metal that’s had a furnace or two changed out over it since the house was framed.
730 of Corcoran’s owner households moved into their house in 1999 or earlier and 478 of them have been in the same one since 1989, so better than one owner in four has lived over the same ductwork for twenty five years or more. Nobody can tell you from a website whether yours have ever been opened and we’re not going to try, so we’ll tell you what we find once they’re open, and if it doesn’t need doing we’ll say so and leave.
There are a lot of people home in Corcoran during the day, with 1,077 households having someone sixty five or older in them and 1,032 of the city’s 3,533 workers working from home, and with 21 percent of this city’s land area being wetland, lake and open water the air in a shut up house here doesn’t start out dry.
It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

Close to half your local streets are gravel$35 a room up to 200 sq ft, and $45 a set of stairs.Corcoran’s own plan says “the City’s local streets are comprised of a nearly equal amount of pavement and gravel”, and the city’s Public Works page says those roads need “snowplowing in the winter and dust control /asphalt maintenance in the summer”. Gravel dust rides in on shoes, on tires and on the dog, and it works down into the pile where a house vacuum won’t reach it and gets drawn toward the cold air returns from there.
2,630 of the 2,766 occupied homes in Corcoran are owner occupied, 95.1 percent against 81.2 percent in Maple Grove on the same census table, so the person reading this is nearly always the one who’s deciding and paying for it. 975 households here have someone under eighteen in them, and between the kids, the gravel and the long driveways what we see most days is a worn lane down a hallway, a landing at the top of the stairs and a patch inside every door.
It’s truck mounted hot water extraction, so the machine stays out in the van and far more water comes back out of the carpet than any portable unit pulls, and if we clean in the morning it’s dry by the evening in normal conditions, with pet treatment at $25 a room on top of that if you want it.

Zero townhomes in 2010, and 134 platted now$129 on its own, or $69 while we’re already there for the ducts.2,714 of Corcoran’s 2,842 homes are single family detached, 95.5 percent of the stock, and only 15 units in the whole city are attached, so nearly every dryer in this city sits in a house that shares a wall with nothing, and there’s no building manager standing between you and the job.
Attached housing is new to Corcoran rather than normal for it. The city’s own housing table recorded zero townhomes here in both 2010 and 2017, and Lennar’s Tavera development along County Road 116 has since platted 134 townhomes and 40 twin homes inside a 551 home plan that runs eight phases, six of them approved as of March 2024. We’re not going to guess at how one of those is run before we’ve had a look at it, so tell us on the phone where your vent comes out and we’ll tell you what we can do with it.

What a vent clean involvesThe city’s own development page calls Bellwether “the first Del Webb retirement community in Minnesota” and the only age restricted, resort style, new home construction community in the Twin Cities, with 398 homes on 225.9 acres for residents fifty five and over, and Pulte’s Amberley next door adds another 76 single family lots that aren’t age restricted. That’s close to four hundred houses going up on one age restricted site, and lying on the floor behind a dryer to get at a vent is the sort of job you’d rather hand to somebody who turns up with the machine for it.
The Metropolitan Council had Corcoran at 2,174 households at the 2020 census and 3,087 in its 2024 estimate, a gain of 913 households in four years, or 42 percent, against 5.9 percent household growth in Maple Grove over the same four years. 698 owner households here moved in between 2020 and 2022, and what’s in a house that new is what the build left behind, drywall dust and sawdust and whatever went down an open register while the trades were still working in there.

Do you actually come out to Corcoran?
Yes, and we’ll be straight about the geography rather than fudge it, because Corcoran doesn’t border Champlin. Your own 2040 plan names Maple Grove, Medina, Greenfield, Hanover and Rogers as the cities on your borders, and Maple Grove borders us as well, so it’s the same corner of the county either way and we’re working out this end of it most weeks. Corcoran is in the service area we’ve declared to Google, and since the plan puts the city at just under thirty six square miles, which end of it you’re on matters more than the line does, and we’re not quoting a drive time on a website because nobody has measured one.
Who is actually going to be in my house?
You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.
Is the price going to change when you get here?
No, what you counted is the most you pay for that work. If we open something up and find a job that’s genuinely different from the one you booked, you hear the number before we start rather than after we finish, and small carpet jobs come up to the $129 minimum for a visit, which is on this page rather than buried in a confirmation email.
We’re on a well and a septic system out here. Does that change anything?
No, we clean ducts, carpet and dryer vents and we don’t touch a well or a septic tank either way, so nothing about yours changes what we do or what it costs. Your city’s 2040 plan, written back in 2019, says “The majority of residences (approximately 1,900) are on ISTS” and expects 1,510 households still to be unsewered in 2040, so if you’re on a well and a tank out there you’re with most of Corcoran rather than the odd one out, and you already know how a house this far from a main gets looked after on a schedule.
My house is bigger than that, or it has two furnaces.
Then the flat $329 isn’t your price and we’re not going to pretend it is. Over 2,500 square feet, or a second furnace, means more openings and a second system, so call us and we’ll work it out on the phone. It comes up more in Corcoran than in most places, because the city’s own plan says “Large lot, rural residential single-family homes are the predominant form of housing in Corcoran” and a house on that kind of lot was never drawn to a subdivision floor plan.
Our place is brand new. Does it even need doing?
Sometimes it doesn’t and we’ll tell you so, because we turn down work that doesn’t need doing, which sounds like a line until it happens to you. What’s in a new house is what the build left rather than decades of anything, so pull a couple of registers and have a look down there first, and with 1,076 of this city’s homes put up in 2010 or later there are a lot of houses in Corcoran where that’s worth doing before you book anything.
