Osseo’s own 2040 plan doesn’t leave any room to argue about it. “The city is surrounded by much larger suburban communities. Brooklyn Park is to the northeast, east, and southeast, and Maple Grove is to the northwest, west, and southwest,” and the sewer chapter says it again later on in its own words, and the plan calls Osseo “a freestanding community” that “is not adjacent to another Urban or Urban Center community.” Those two cities are also the entire southern border of Champlin, so the ground between your driveway and ours is the ground that’s wrapped around Osseo on every side.

The census counts 1,268 homes in the whole city, houses and apartments together, and it dates every one of them by decade, so we’ve usually got the era right before anybody opens the door.

The census puts the median year built in Osseo at 1968, and for owner occupied homes on their own it’s 1963, which makes the house we’re most likely walking into about sixty three years old. The decade table spells out how it got that way, with 131 units standing before 1940, another 47 through the 1940s, 224 in the 1950s, 308 in the 1960s and 210 in the 1970s, so 920 of the city’s homes were up before 1980.

Then it stopped, with thirty five homes going up here in the whole of the 1980s and thirty six in the whole of the 1990s, seventy one units across twenty years, while Maple Grove, which wraps the whole west side of you, added roughly 12,000 over the same two decades. Building started again in the 2000s and it came back as apartments rather than houses, so every house we’ll ever clean in Osseo is already standing.

It’s old housing on city utilities though, which is a different job from an old farmhouse and we treat it like one. The plan states there are no individual subsurface sewage treatment systems in Osseo at all, city code makes it unlawful to keep one, and all three of the city’s sanitary lift stations were built in 1960, right as the biggest decade of housing got going.

People stay too, and of the 531 owner occupied homes in Osseo, 205 have had the same household in them since 1999 or earlier, while 507 of the city’s 1,208 households have somebody sixty five or over living in them. We can’t tell you from a website whether anybody has ever had a brush down your trunk line and we’re not going to guess at it, but we’ll show you what’s in there once the covers are off, and if it doesn’t need doing we’ll say so and leave. It’s the same three things at every house, powerful vacuum, compressed air and rotary brush, and all three of them go in every time. We sometimes cut more than two access points in the trunk lines. We never charge for more than two.

The census counts 575 single family detached houses in Osseo, twenty attached ones and another 538 units sitting in apartment buildings of ten or more, so it’s houses on one side and big buildings on the other with next to nothing in between. Only 531 of the 1,208 occupied homes are owner occupied, which is 44 percent, so fewer than half the front doors in this city belong to the person who decides about the carpet behind them.

The plan describes a traditional grid street system of mainly detached homes, small lot single family houses between Central Avenue, Highway 169 on the east and Highway 81 on the south, at about four dwelling units to the acre in a mix of one and two stories. Only 158 households here have anybody under eighteen in them and the median age is 47, so what we’re usually cleaning in Osseo is a hallway, a couple of bedrooms and one set of stairs worn by years of the same route rather than by a busy house full of kids.

The machine stays out in the van because it’s truck mounted hot water extraction, which pulls far more water back out of the carpet than any portable unit does, and a morning clean is dry by the evening in normal conditions.

There’s no shared wall story to tell you in Osseo, because the census finds twenty single family attached homes in the entire city against 575 detached ones, and the plan’s own sentence about them is that the few townhomes in Osseo have been popular. What you’ve got instead is a compact house where the run from the dryer to the outside wall is short, so the useful thing to tell us on the phone is where it comes out and whether anything has been built on since.

There’s one limit and we’d rather print it here than have you find out on the day. Ground level only. We do not do roof vents or anything twenty feet up. That takes in a fair share of Osseo addresses, because 252 of the city’s units sit in buildings of fifty or more.

The plan calls Osseo one of the oldest communities in Hennepin County, first organized in 1852 and incorporated as a village in 1875, sitting on a railroad line as the rural town center for the farmland around it, and the townships that became the two cities you’re now surrounded by didn’t incorporate as cities until roughly a hundred years after that. There’s a 1945 aerial photograph in the plan showing the town flanking Central Avenue with open ground on every side of it, and that gap of a century is the whole reason the housing here is what it is.

The city is 472 acres with three of them undeveloped, and the plan says outright that anything built here now is redevelopment of what’s already standing. Even the water comes in from next door, because both of the old city wells and both elevated tanks are decommissioned and Osseo buys its water from Maple Grove, and the tower on the city logo went on the National Register in June 2017 and holds cell equipment now instead of water.

Do you actually come out to Osseo?

Yes, and Osseo is one of the cities we’ve declared to Google as a service area. We’ll be straight about the geography though, because Osseo doesn’t share a line with Champlin and we’re not going to say it does, and the two cities that wrap Osseo on every side are the same two that make up the whole southern border of Champlin, so there’s one city between your street and ours. We’re not putting a drive time on a website when nobody has measured one, and at three quarters of a mile square Osseo wouldn’t vary much across town anyway.

My address says Osseo, but am I actually in Osseo?

Plenty of people aren’t, and the city writes about it in its own plan, that the 55369 Osseo ZIP code far exceeds the area of Osseo itself and that Osseo Area Schools serves a much larger area again, which leads people in nearby cities to say they live in Osseo. The plan names portions of Maple Grove, Brooklyn Park, Brooklyn Center, Dayton, Corcoran and Plymouth as sitting inside that school district, so it’s worth knowing which city you’re actually in before you call, because it decides which page on this site is about your house.

Who is actually going to be in my house?

You’ll get one of us, because Justin, Ryan and Clayton own the company together and we’re the ones who do the work, so there’s no trainee, no franchise van and no subcontractor you’ve never spoken to. Between us we’ve got almost 20 years in this trade.

Is the price going to change when you get here?

No, what you counted is the most you pay for that work. Then tell us what’s inside it before we quote you, because Osseo’s apartment stock is as old as its houses and it varies. The plan says 60 percent of the city’s rental units sit in buildings put up between 1960 and 1971 and that only four rental buildings have gone up since 2000, and the census has 385 of the 1,208 occupied homes here heating with electricity rather than gas, which in a building like that can mean baseboard or a packaged unit with no duct run worth cleaning. Carpet in a unit is $35 a room the same as anywhere else, and the rest is a phone call.

How do I know I even need this doing?

Sometimes you don’t, and we turn down work that doesn’t need doing, which sounds like a line until it happens to you. If your ducts were done three years ago and they look it, we’ll tell you to spend the money on something else, and we’ll still be the people you call when they do need it.

What about the couch, and the tile in the entry? Our tile work is commercial only.
